In 2005, the Hoopa Valley Tribe created Hoopa Modular, the first system-built modular home factory in Northern California. The name was later changed to Xontah Builders. The factory itself is a huge metal building comprising some 65,000 square feet of space.
The business was developed as a local economic stimulus with a vision to develop a world class modular housing business. Goals were to provide employment, job training and more affordable housing to tribal members. Although there have been the usual ups and downs and growing pains common to all small businesses, Xontah Builders has steadily grown in size and stature as an employer and producer of quality homes and commercial structures.
What are Modular Homes?
FBH (factory built housing) units are manufactured off-site in sections (components / modules). The units are then assembled at the installation site (factory) to form either part of a building or a complete structure. These can then be installed on a prepared foundation. Thus, the name, modular homes.
Business Policies / Best Practices of Xontah Builders
According to their brochure, Xontah Builders is committed to supplying superior system-built structures that are affordable, efficient & long-lasting. “We are committed to producing not only affordable housing but energy-efficient, green structures that are in keeping with the principals of the Hoopa Tribe.” With a manufacturing credo of “Built strong to last long,” they use top quality brand name components and energy efficient appliances and have a policy of building their homes right the first time to last a life time.
Xontah Builders doesn’t just talk about quality — they practice it on a daily basis. Every modular home goes through a stringent in-house quality control process at each work station. Each home also goes through 300 different inspections to ensure the highest level of quality. The entire manufacturing and quality control process is designed to provide buyers with a level of strength, integrity, durability, and comfort not found with other forms of construction.
Advantages of Modular Assembly
All assembly takes place inside the factory with a goal of 90% completion of each home before delivery by truck and installation at a prepared site on a permanent foundation. The company advertises better quality in better time since there are no building delays due to bad weather. Efficient building processes and effective use of materials result in faster construction time which, in turn, allows for better cost control. Homes are factory built in one-third the time of on-site construction (30 – 45 days) and, once delivered, can be assembled in just a few days
Factory-assembled modular homes conform to all state, local & regional building codes. The houses are indistinguishable from traditional site-built homes, are built to last and increase in value, and are eligible for all regular types of mortgage programs.
